Quarterly Market Update - Q2 2026 Market Stats

Pittsburgh Industrial Real Estate Market Overview

The Pittsburgh industrial market is entering Q4 2026 on solid footing. Vacancy held steady at 5.27% through Q2, and the market has tightened materially for large blocks of Class A first-generation space. Leasing volume is running ahead of the market’s annual average, and with only 293,000 SF of new construction deliveries year-to-date against a ten-year average of nearly 1.5 million SF, new supply remains limited.

Q2 2026 at a Glance
  • Market base: 167,611,142 SF

  • Available: 10,174,539 SF (6.07% availability rate, down 10 bps from Q1)

  • Vacant: 8,838,397 SF (5.27% vacancy rate, down 4 bps from Q1)

  • Average NNN asking rent: $7.25/SF, up 1.8% from Q1

  • First-half 2026 leasing: 35 transactions totaling approximately 1.5 million SF

  • New deliveries, 2026 YTD: 293,000 SF
Leasing & Absorption: Improving
  • Leasing through the first half of 2026 was in line with the market’s long-term annual average. There were 35 lease transactions totaling approximately 1.5 million SF, an annualized pace of 70 deals, against a historical annual average of 64 leases totaling approximately 3.1 million SF.

  • Overall transaction activity, when including owner/user sales, is running ahead of historical averages. Based on Q3 deals and current activity in the market, year-end leasing volume is expected to exceed historical levels.

  • Requirements in the 25,000 to 50,000 SF range remain well served, with available product particularly in the Parkway West and Northwest submarkets. However, leasing activity in this size segment is running approximately 28% below its historical annual average, even as overall transaction activity remains ahead of trend.

  • Vacancy finished Q2 at 5.27%, down roughly four basis points from 5.31% in Q1. Availability finished at 6.07%, down ten basis points from 6.17% in Q1. Both are blended rates across the full 167.6 million SF inventory, and most of the availability is second-generation product.
Large Class A Blocks Are Scarce
  • Large blocks of existing Class A first-generation space remain scarce. A tenant with a 100,000 SF requirement currently has just one existing first-generation option, with only second-generation space otherwise available at that size.

  • Recent leasing has tightened the market further. Of the three 100,000 SF+ blocks leased in the past 30 days (2251 Sweeney Drive, 737 Waltz Mill Road and 2250 Roswell Drive), only 737 Waltz Mill Road was first-generation space.
Rental Rates: Stable to Increasing
  • The market-wide weighted average asking rent rose to $7.25/SF NNN in Q2, up 1.8% from $7.12/SF NNN in Q1, but down roughly 1.6% from $7.37/SF NNN in Q2 2025.

  • With very little Class A first-generation space either delivering or available for lease, the highest-rent product is largely absent from the average, so the number understates where rents on quality space actually sit. After rising significantly from 2020 through 2023 and largely plateauing in 2024 and 2025, rental rates are expected to begin increasing again.

Investment Sales: Testing the Market
  • There were three (3) investment sales above $30 million in 2025; no sales of that scale have closed yet in 2026. However, as of September 2026, several Class A investment sale offerings are on the market or under contract.

  • Where those assets trade will be a good barometer of how capital markets are viewing the Pittsburgh industrial market. The current and future interest rate environment will significantly impact capital markets activity.

New Construction: Supply Remains Limited
  • Only 293,000 SF of new industrial space has been delivered in 2026, compared with a ten-year annual average of nearly 1.5 million SF. Approximately 1.08 million SF is under construction market-wide, including three speculative buildings totaling 440,400 SF in the Parkway West and a 150,000 SF building in the City of Pittsburgh.

  • By submarket, the Parkway West has delivered 6.96 million SF since 2016, nearly half of the market’s 15.0 million SF total, and holds 440,000 SF of the current construction pipeline.
