Franklin Crossroads Park — Washington County Industrial Market Update
Washington County has 13.4 million SF of industrial inventory, a 6.03% vacancy rate, and as of the second quarter of 2026, zero square feet of speculative industrial space available.
Franklin Crossroads Park, the adaptive reuse of the former Washington Crown Center by Cleveland-based PREP Funds and Industrial Realty Group, is adding 350,000 SF of industrial inventory at the intersection of I-70 and I-79 and making a significant investment in Washington County.

Limited Spec Development
A decade of development — 86% of it build-to-suit
Since 2016, there has been 1,918,959 SF of industrial space delivered or under construction in Washington County. Only 14% of it was ever available to a tenant:
-
265,000 SF speculative new construction across the entire decade — and roughly 165,000 SF of that sits well outside the I-70/I-79 interchange, at Alta Vista Business Park and Starpointe.
-
One spec building near the interchange. 55 Hickory Street at Brockway Commerce Center pre-leased in full before its 2025 delivery, then expanded by another 65,000 SF.
-
87% of the county's 13.4M SF base predates 2016.

Right Product. Right Size. Right Time.
Measured against the last ten years of speculative development countywide, one project, Franklin Crossroads Park, is adding more leasable industrial space than the entire decade produced.
