Challenge:
Titan Robotics, a growing aerospace and industrial robotics and autonomy solutions provider, needed a series of facility solutions to accommodate their growth. From incubator development space, to a commercial scale assembly and testing site, to a flagship headquarters and R&D facility, Titan needed a real estate advisor who could play the long game and help craft solutions as the company and their industry continually evolved.
Action:
In 2015, Mateo Villa was brought on to work closely with Titan’s leadership team on a new initiative to establish a commercial-scale assembly and testing site.
Over the next several years, Mateo led Titan’s site selection process, helping the Titan team to identify and secure a unique 33,680 SF renovated hangar facility at Pittsburgh International Airport.
Titan commenced operations in this new assembly and testing site in 2Q2019.
With the continued growth of the company and the successful foundation of the assembly and testing site, Titan set a target of 4Q2024 for a headquarters relocation. Priorities included a flagship presence, an attractive and modern workplace environment, and co-location of key R&D functions with their engineering, sales, and executive teams.
Guided by Titan’s specialized requirements, the Genfor Team initiated a proactive (18 months in advance) comprehensive market search. As the market and Titan’s requirements continued to evolve, Genfor identified numerous options that met the multiple space requirement scenarios being evaluated. Genfor’s superior market intelligence and strong relationships with regional developers resulted in Titan having multiple highly competitive solutions.
Result:
The new Titan headquarters combines Class A office space with a state-of-the-art R&D facility including 22’ clear heights and robust electrical power infrastructure. This 34,000 SF facility enables Titan to effectively test large systems in the same location where engineering teams, executives, and key customers can meet, plan, and implement automation solutions. Visible signage, proximity to the assembly and testing hangar facility, and a favorable location for employee commutes were also secured. This project marked a key milestone in Titan’s growth strategy and demonstrated the value of long-standing, trusted client-advisor relationships.
