Challenge:
Myers Well Service was in need of a new location east of its existing facilities to service its growing business. Having worked with Myers Well Service on numerous projects in Western Pennsylvania and West Virginia since 2017, Genfor Real Estate was engaged to help Myers locate a new shop facility with outside storage for its equipment. These types of facilities (small shops with plentiful land) are increasingly hard to find in many submarkets in Western Pennsylvania.
Action:
An ideal property was identified that met Myers Well Service’s needs from an operational (building size(s) & configuration, plus available land) and location standpoint. However, the property was not on the market. Rich Gasperini approached the property owner, met with the owner numerous times and earned his respect. After a spirited negotiation, worked out terms that facilitated the sales transaction for both parties.
Result:
Almost a year after first identifying the property in Washington Township, Westmoreland County, Myers Well Service acquired 1276 Route 286. This secured a long-term home to service and store equipment, enabling them to better service growing customer needs. Additionally, an adjacent structure at the property has been converted to be Myers Well Service’s Corporate Headquarters.
