When Lee and Larysa Gibson acquired Imperial Industrial Park in December 2011, the property was approximately 80% leased, with nearly 30% of the rent roll set to expire within 12 months. In addition, several buildings required capital improvements to meet evolving tenant needs and remain competitive in the market. The ownership sought not just a leasing broker, but a long-term strategic advisor they could trust to protect and enhance the value of the asset.
