Client Success Story: Amcel Center Two - Belle Vernon
Initially, I wasn’t confident a dedicated brokerage relationship would add value. Necessarily, we don’t have a deep bench, but we know our properties and had always felt we could handle marketing and leasing them ourselves. When Genfor began working with us, they didn’t come in with promises. They paid a great deal of attention to our history and operations and seamlessly integrated. From the first deal we closed with them they brought enormous value through a deep experience of the market and lease structure, providing insight and perspective we simply couldn’t possess without the comprehensive knowledge they embody.
At integral moments in our history, they’ve provided counsel at no benefit to themselves, and we have come to view Genfor as an extension of our team. If further praise needs offered, it’s categorically true that every lease and lease renewal they helped us shepherd to execution lay the groundwork for the market defining sale we achieved in 2026. Having them engaged with us at every step has had a fundamentally positive impact on our business.– Josh Gordon, Managing Principal

Challenge
Amcel Center Two - Belle Vernon is a two-building, 714,000 SF former grocery distribution facility that was acquired by the Gordon family in 2006 and successfully repositioned as a multi-tenant industrial complex. Since acquisition, ownership managed all leasing activities in-house with the support of a strong on-site management team.
-
Rapidly evolving local and national industrial market conditions in 2020 highlighted the importance of realtime market intelligence and strategic advisory insight to support key leasing decisions.
-
A particularly complex lease transaction created a need for specialized expertise, leading the Amcel team to engage Mateo Villa and Rich Gasperini on an initial limited-scope assignment.
Action
Following the successful completion of that initial assignment, the relationship expanded into a long-term partnership. Working alongside ownership and its on-site management team, Genfor served as an extension of the organization for over six years.
-
Developed and executed marketing strategies for current and future vacancies.
-
Negotiated lease renewals and new lease transactions.
-
Advised ownership on construction initiatives, capital investment decisions, and market positioning strategies.
-
Assisted ownership in the successful disposition of the property to a global Fortune 500 owner-user.
Result
The partnership delivered exceptional outcomes for ownership, culminating in both record leasing performance and the successful sale of the asset.
-
The final two lease transactions completed in 2025 achieved rental rate increases of 65% and 89% compared to the rates in place for the same spaces in 2020.
-
Ownership completed the sale of the property to a global manufacturing owner-user for $70,000,000 in March 2026, with Genfor providing strategic advisory support throughout the disposition process.
-
The transaction represents one of the largest owner-user industrial sales in Pittsburgh market history and significantly outperformed comparable multi-tenant asset sales.
